Cohen & Grigsby’s Real Estate Group provides legal representation in a wide range of real estate and land use law.  The depth of our experience in tax, environment, securities, and partnership issues enables us to handle both simple and complex real estate related issues.  We provide responsive, efficient services for real estate projects in Pennsylvania, Florida and across the United States, including representation of international clients with United States real estate interests.

Real Estate Acquisition and Development
The experience of Cohen & Grigsby’s real estate attorneys includes the full scope of acquisition, development, disposition, and leasing for commercial, office and industrial buildings, residential projects, hotels, and retail projects, raw land, manufacturing and recreational facilities, restaurants, shopping centers, warehouses, and flex and mixed use projects. We represent buyers, sellers, landlords, and tenants.  We frequently counsel businesses planning to construct or expand their own facilities and assist them through the myriad of construction, financing, taxation, environmental, zoning, and other issues which arise during a significant real estate project. We also represent buyers and sellers in drafting and negotiating purchase contracts, ground leases, site development agreements, project planning and feasibility studies, conducting closings, and handling tax-planning issues.

Leasing
We represent both landlords and tenants in all aspects of lease negotiation including equity participations and complex tenant construction issues.  We are involved in all types of commercial real estate, including office/warehouse buildings, shopping centers, hotels and industrial projects. Most notably, Cohen & Grigsby’s lawyers represented one of Pittsburgh’s largest financial institutions in the negotiation of the largest office lease in Pittsburgh in the past decade.  We also represent property managers who are developing and leasing shopping centers, office buildings and industrial parks.  

Real Estate Finance
Cohen and Grigsby represents real estate lenders, borrowers and investors in all types of financial transactions including loans for acquisitions, development and construction and bridge, project and permanent financings. We guide our clients through the wide spectrum of means and approaches to financing a prospective project, both from traditional and institutional sources and from public and quasi-public agency sources which may offer more attractive financing terms.  This can include traditional debt financing and syndications, participations, convertible mortgages, land leases, and joint ventures as well as the securitization and public or private offering of mortgage pools and similar collateralized mortgage obligations.  

Land Use and Environmental Compliance
We are involved in representing of commercial and residential developers and corporate and industrial entities in the acquisition of state and local authorizations for all forms of residential, commercial and industrial projects.  This can include counseling in zoning, site plans, subdivision matters, and related litigation before municipal and county boards and agencies.  We also review and negotiate architectural and construction contracts on behalf of owners, architects and contractors. With the assistance of lawyers in our Environmental Group, we help our clients meet the increasing challenges posed by environmental issues by conducting and coordinating due diligence investigation and analyses, prescribing programs for environmental compliance, shepherding projects through the environmental regulatory process and anticipating and responding to a host of other environmental considerations.  We are also involved in a wide range of emerging regulatory contexts, such as guiding clients through compliance issues relating to the Americans with Disabilities Act.
